How the survey changes by roof type

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.

Gutter survey in Framfield: what you get

Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey eaves gutters, valley gutters and downpipes, and people most frequently book us about blocked outlets and hoppers and downpipes that are split or coming away.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Why it’s worth a survey now in Framfield

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Gutter survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Why us?

  • Clear package prices, with VAT included
  • An independent view of the roof
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Thermal imaging and drones used where they help

Roofs, chimneys and gutters in Framfield

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building like Framfield Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to St Thomas à Becket Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Framfield, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices

Advice

FAQs for Framfield

Do you cover smaller places like Framfield?

Yes. Framfield is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs for landlords with property near Uckfield station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

Will you look at parapet and box gutters as well?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or use the contact form.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What’s the best way to book?

Simply phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

Should I look at the roof myself first?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Do you need a gutter survey in Framfield?

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Problems we come across often include:

  • Hoppers and outlets full of debris
  • Water spilling over the gutter edge
  • Sagging gutters and loose brackets
  • Leaves and moss blocking gutters

If you own a rental within reach of Uckfield station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the price includes VAT
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

What we can’t see

To be straight with you, a roof survey has limits:

  • The inside of buried drains
  • What’s behind fascias and inside walls
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.
