Etchingwood Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Etchingwood, using drones and thermal imaging where applicable. Call or email for a price.
- Leaking or loose downpipes
- Gutters full of debris and silt
- Valley or box gutters that overflow inside
Gutter survey in Etchingwood: what you get
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about gutters full of debris and silt and overflowing eaves gutters, a survey will tell you what’s going on, on valley gutters, fascias and soffits and downpipes alike.
Somewhere as small as Etchingwood, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

The survey, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Etchingwood can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.

Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Do you need a gutter survey in Etchingwood?
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.
Look out for signs like these:
- Brackets that have dropped or snapped
- Gutters overflowing in heavy rain
- Leaks at the gutter joints
- Hoppers and outlets full of debris
If you own a rental within reach of Buxted station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- What experience they bring
- Whether you can ask questions once you have the report
- Whether they hold professional indemnity and public liability insurance
- What’s outside the scope of the survey

Gutter surveys around Etchingwood
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Anyone responsible for a site like Uckfield College will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Etchingwood is about 2 miles north-east of Uckfield, in East Sussex. If you’re in Etchingwood, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Across East Sussex, we cover Etchingwood and the places around it. Brighton is in our area too.

Questions from Etchingwood
Can a landlord with a rental near Buxted station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in Etchingwood listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Do you work in Etchingwood?
Yes. We carry out gutter surveys in Etchingwood, and the service is the same as everywhere else we work.
Do you survey underground drains?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Do you test soffits or gutters for asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Roof by roof
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
Box and secret gutters
A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We inspect them as far as it’s safe to see them.
Why get it checked now?
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground but hidden gutters are another matter. Our survey covers what can safely be seen and records it with photos. Outbuildings and barns around Etchingwood are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
