Gutter survey in Potter's Green: what you get

Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed leaves and moss blocking gutters and gutters that have fallen out of line, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Potter's Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Potter's Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Keep pets out of the way during the survey
  • Make sure we can get to the back of the property

Local roofs in Potter's Green

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

The streets around a church like Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Buxted CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Buxted station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Potter's Green: your questions answered

I let a flat near Buxted station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover smaller places like Potter's Green?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Does the report include photos?

Yes. Photographs are part of every report.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

How the survey changes by roof type

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We look at what’s visible and note what isn’t.

What a gutter survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Gutters out of sight from each safe vantage point
  • What’s hidden inside a downpipe
  • The inside of buried drains

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

Why it is worth a survey now in Potter's Green

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. Where a roof is exposed, as many are in small places like Potter's Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
