Gutter survey in Buxted
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. Typical surveys look at gutters overflowing in heavy rain and blocked outlets and hoppers, across downpipes, parapet and box gutters and valley gutters.
Somewhere as small as Buxted, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Common questions in Buxted
Is Buxted within the area you cover?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
How do I find out if my home in Buxted is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Will you walk on the roof?
Only where it is safe to do so. We look at everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. For an older or listed building in a place like Buxted, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.

How it works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. For a village or hamlet like Buxted, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Make a note of anything you’d like us to look at
- Clear the way to the loft hatch
- For flats, check roof access has been agreed

What we are asked to look at in Buxted
Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
Signs worth acting on include:
- Overflowing eaves gutters
- Soffits marked by water
- Sagging gutters and loose brackets
- Cracked or loose downpipes
Take an older house close to Church of St Mary the Virgin: its roof may have old fixings, lead flashings and chimneys that need a closer look.
What to check before booking
- Their drone registration, if they fly one
- Whether you can ask questions once you have the report
- Their report turnaround times
- Whether the loft space is looked at, where there is one
Local roofs in Buxted
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
Take a building like Buxted CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Buxted station may find that the gap between tenancies is a good time to have the roof looked at.

How the survey changes by roof type
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Fascias and soffits
Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
What this survey cannot tell you
Before you book, it’s worth knowing what a survey won’t do:
- Asbestos testing of old gutters, downpipes or soffits
- What’s behind fascias and inside walls
- Blockages deep inside downpipes
