Electronic leak detection in Framfield

Electronic leak detection in Framfield: what you get

There are different ELD methods. Low-voltage testing is usually done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. If neither method suits your roof, we will tell you at the outset. We survey roof terraces and balconies, liquid-applied waterproofing and single-ply roofs, and people most often book us about failed seams and laps and holes around roof penetrations.

Flat roofs on exposed homes in small places like Framfield take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. Around Framfield, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Getting ready for the survey

Electronic leak detection around Framfield

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you look after a building like Framfield Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If yours is one of the older homes in the streets near St Thomas à Becket Church, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Uckfield station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Framfield is about 1 mile east of Uckfield, in East Sussex. From houses to flats and shops in Framfield, the roof can be surveyed on a weekday or at the weekend. Our East Sussex coverage includes Framfield and the places around it. For surveys nearby, see our Brighton page.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Repairing the breaches (that’s for your roofer)
  • Some conductive membranes
  • Areas we cannot reach or that cannot be tested

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

What we look at

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Roof terraces and balconies
  • Green roofs
  • Single-ply roofs
  • Flat roof membranes

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Why get it checked now?

Not every leak is in the membrane. ELD helps rule the membrane in or out so attention can go to the right place. For an older or listed building in a place like Framfield, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Have roof specifications to hand
  • Keep outlets clear of debris
  • Act on new leaks promptly
  • Do not keep patching the same spot

Once repairs are made, the roof can be tested again if you want to check them if the build-up allows.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Your questions about electronic leak detection in Framfield

Do you cover smaller places like Framfield?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Framfield in the area you cover?

Yes, Framfield is within the area we cover. We work right across London and the South East. You can call 07833 053749 or send us an email with the address and a few details.

How do you choose the testing method?

We choose the method that suits the roof. You’ll know which method we plan to use before we start.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
