Electronic leak detection in Blackboys

How electronic leak detection works in Blackboys

ELD finds breaches in the membrane, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing will not show on the test. We’ll tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. Our report keeps that distinction clear. You will also know what to check next. Typical surveys look at holes around roof penetrations and new roofs to check before paving or planting, across liquid-applied waterproofing, single-ply roofs and green roofs.

Some older homes in villages like Blackboys are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take as long as needed for the size of the roof and how it’s built, which we set out in the quote. Older roofs in small places like Blackboys can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, you let us know about the roof build-up and where water is showing.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photos in a report for your roofer.

Before the survey

  • If you are buying, let the agent know when we are coming
  • Make sure pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

How to book

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Advice

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What electronic leak detection doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Some conductive membranes
  • Areas we cannot reach or that cannot be tested
  • How wet the insulation is

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

  • Single-ply roofs
  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes
  • Commercial flat roofs

Prices for electronic leak detection in Blackboys

Not every roof costs the same to survey, for these reasons:

  • The size of the roof
  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your survey before you book.

What to let us know when you get in touch

You do not need to know any roofing terms. Just let us know:

  • What’s prompted the survey
  • Dates you’re working to, such as exchange
  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access

We confirm the price for the job before booking, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. For a price for your roof, ring 07833 053749 or email us.

Local flat roofs in Blackboys

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you let a flat or house near Buxted station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like Blackboys Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Blackboys is about 3 miles east of Uckfield, in East Sussex. We visit Blackboys as part of our work across East Sussex, for houses, flats and commercial buildings. Blackboys is one of the places in East Sussex where we work. There is also a page for Brighton.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Find the breach before more patching
  • Get leaks traced quickly
  • Stay off the flat roof unless needed
  • Share any drawings of the roof

Where the evidence points to walls, copings or rooflights, we’ll note it, so other causes can be checked.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Why act early in Blackboys

ELD before paving, ballast or planting goes on is simpler. Covered roofs are harder to test. Around Blackboys, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

To find out what your survey will cost, call 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Your questions about electronic leak detection in Blackboys

Does a conservation area affect roof work in Blackboys?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you come out to Blackboys?

Yes. Blackboys is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you test a green or ballasted roof?

It can be possible, depending on the roof. Covered roofs limit the methods we can use, so we check the build-up first.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

How long does electronic leak detection take?

It normally takes a length of time set by the membrane area and the build-up, which we’ll explain when we quote.

Is my roof suitable for ELD?

Not every roof is suitable. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof will not work, we will say so before testing.
