About our electronic leak detection in Hadlow Down
Electronic testing locates holes in the waterproofing, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. Our report keeps that distinction clear. You will also know what to check next. If you’re worried about holes around roof penetrations and holes left by work on the roof, a survey will tell you what’s going on.
Older buildings in small places like Hadlow Down may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

How the survey works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes a time that depends on the size of the roof and how it’s built, and we’ll give you a guide when quoting. Older roofs in small places like Hadlow Down can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We agree the area to be tested.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
Preparing for the visit
- Clear the way to the loft hatch
- For a flat or shared roof, check access with the freeholder or managing agent
- Unlock side gates and any roof access doors
Booking a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

What affects the cost of electronic leak detection
Prices always include VAT. What changes the price is:
- The shape of the roof and its details
- Whether it is a home or a commercial building
- How many separate roofs there are, such as extensions, dormers and garages
- The use of thermal imaging or a drone
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for the job before you book.
What we need to know
When you call or email, these details help:
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- The reason for the survey, such as buying, a leak or storm damage
- Where water is showing inside, if it is
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or send us an email.
DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Common questions in Hadlow Down
Is Hadlow Down within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you carry out roof surveys in Hadlow Down?
Yes. We cover the whole of London and South East England, and Hadlow Down is part of that. Just call 07833 053749 or send us an email and let us know about the property.
Can every flat roof be tested?
ELD doesn’t suit every roof. Certain membranes are conductive and some roofs lack the layer the test needs. We’ll tell you if yours is not suitable before testing.
Will you walk on the roof?
Only where it is safe to do so. We inspect what can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.
What’s the best way to book?
It is easiest to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. We survey seven days a week.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.
Electronic leak detection around Hadlow Down
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
The streets around a church such as St Mark's Church are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building like St Mark's Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Buxted station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before and after the survey
Over many surveys, some simple habits stand out:
- Share any drawings of the roof
- Stay off the flat roof unless needed
- Make sure trades protect the waterproofing
- Consider ELD before paving or planting goes on
Wet insulation may need attention after a leak. Your roofer can advise on that and other checks can help judge it.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
Different roofs, different checks
Inverted and paved roofs
A terrace or paved roof hides the waterproofing. Whether it can be tested depends on the build-up.
Liquid-applied waterproofing
Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Suitability for ELD depends on the system.
When you need someone else
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- The extent of water in the insulation
- Leaks from walls, copings or rooflights
- Fixing the holes we find
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.
