Common roof problems in Hadlow Down

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

Here are some of the things we see frequently:

  • Wet areas near outlets and upstands
  • Ceilings that feel colder in places
  • Water that travels before it shows
  • Areas of a flat roof that may hold water

Take a building like St Mark's Church of England Primary School: a view from above covers a wide roof far faster than walking it.

What’s in a roof survey

How a thermal roof survey works in Hadlow Down

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey pitched roof slopes, insulated roof spaces and ceilings below the roof, and common reasons people get in touch are damp around chimneys and parapets and areas losing heat at the eaves and junctions.

Older buildings in small places like Hadlow Down may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the deck or roof structure is strong enough
  • Insulation values or heat loss calculations
  • Seeing water directly, as the camera shows temperature, not moisture

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

Roof types and parts we check

  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes
  • Insulated roof spaces

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Use the report as a baseline for later checks
  • Make sure the loft can be reached safely
  • Photograph damp patches with the date
  • Keep outlets and gutters clear to stop water sitting

If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

How the survey works

Once we have finished looking, we write up our findings as a written report with photographs, sent to you by email. As for time on site, most surveys take an hour or two on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Hadlow Down often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch

Flying and imaging in Hadlow Down

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you live in an older home near St Mark's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Yes, Hadlow Down is one of the places we work. Every survey there gets the same written report with photos.
