About our thermal roof survey in Blackboys
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can phone 07833 053749 or send us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We are often asked to look into damp that repairs haven’t cured and moisture around outlets and upstands, on loft conversions, flat roofs and ceilings below the roof.
Older buildings in small places like Blackboys may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Different roofs, different checks
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.
GRP fibreglass roofs
Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.
Why act early in Blackboys
A damp patch that keeps coming back typically has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. In a small place like Blackboys, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Thermal roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Confirming water without moisture readings
- Structural calculations, which need a structural engineer
- Hidden layers that need to be opened up to check
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
Roof types and parts we check
- Ceilings below the roof
- Flat roofs
- Commercial roofs
- Insulated roof spaces
- Loft conversions
- Pitched roof slopes
Can I check my roof myself?
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Your questions about thermal roof surveys in Blackboys
Is Blackboys within the area you cover?
Yes, Blackboys is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you cover Blackboys?
Yes, Blackboys is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or send us an email with the address and some details.
Can a thermal survey trace a roof leak?
It’s a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source can’t be confirmed, we will say what could help next, like electronic leak detection.
Does thermal imaging work on slate and tile roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.
Will you walk on the roof?
Only if it is safe. We inspect what can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or use the contact form.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Drones, thermal imaging and Blackboys roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Most people get in touch when they’ve noticed one of these:
- Cold areas below the roof
- Damp patches with no obvious cause
- Wet areas near outlets and upstands
- Damp where roofs meet walls and chimneys
Anyone responsible for a site like Blackboys Church of England Primary School will know that a drone or thermal camera can show a large roof in a single visit.
Questions to ask before you book
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What they won’t be able to tell you
- Whether you get a written report with photos
- How long the report takes to arrive
What happens on the day
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near Blackboys can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey

- Make sure we can get to the back of the property
