Flat roof surveys for homes and businesses in Hadlow Down
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey single-ply membranes, EPDM rubber and GRP fibreglass, and common reasons people get in touch are blisters and bubbles in the covering and failed seals around rooflight kerbs.
In a small place like Hadlow Down, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. The survey usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Hadlow Down, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Note where any stains or damp appear
- Check the loft hatch can be reached
- Have keys ready for side gates, garages or roof access doors

Advice
Hadlow Down: your questions answered
Do you carry out roof surveys in Hadlow Down?
We do. The survey and report are the same in Hadlow Down as anywhere else, and visits run on weekdays and weekends.
Is my home in Hadlow Down listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you find where water is getting through my flat roof?
We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we will say so and suggest what would help.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.
What a flat roof survey looks like in Hadlow Down
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
For an older house near a landmark such as St Mark's Church, the flat roofs on later extensions tend to wear out long before the main roof. Take a building like St Mark's Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Buxted station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Leave it or get it looked at?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Older and listed buildings around Hadlow Down may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Surveys for landlords and agents in Hadlow Down
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.
What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- An exact number of years the roof has left
- The condition of the deck or insulation hidden under the covering
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
Roof types and parts we check

Useful tips for Hadlow Down property owners
You do not need to be a roofer to help. What helps most:
- Never stand on rooflights or fragile sheeting
- Clear roof outlets and gutters each autumn
- Note any new marks on ceilings beneath the roof
- Check that new brackets or units haven’t damaged the covering
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
