Common roof problems in Buxted

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

Signs worth acting on include:

  • Failed upstands where the roof meets a wall
  • Outlets that hold water back
  • A sagging deck under the covering
  • Water getting in at rooflights

If you look after a building like Buxted CofE Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Questions to ask before booking

  • When you will get the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How much experience they have with roofs like yours
  • Whether the loft is part of the inspection

What a roof survey includes

How a flat roof survey works in Buxted

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey upstands and outlets, felt flat roofs and EPDM rubber, and the problems we are asked to look at most are pools of water lying on the roof and outlets choked with leaves and silt.

Somewhere as small as Buxted, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

FAQs for Buxted

How do I find out if my home in Buxted is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Buxted?

Yes, Buxted is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey in bad weather?

Light rain does not typically stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we will say so and suggest what would help.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How many years has my flat roof got left?

A precise figure is not something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Book a survey every few years
  • Ask whoever fits equipment on the roof to make good the covering
  • Note any new marks on ceilings beneath the roof
  • Treat rooflights and old sheeting as fragile

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

What a survey costs

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium
  • Height and safe access
  • The number of roofs, including extensions and garages

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • Access details, such as a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • Dates you’re working to, like exchange

To book a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Buxted frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices
  • Buyers: confirm access with the estate agent or seller

Getting a price

What we look for on each type of roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Flat roofs in Buxted

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

For an older house near a landmark such as Church of St Mary the Virgin, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Buxted station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
