For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Around Framfield, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Flat roof survey in Framfield: what you get
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey felt flat roofs, GRP fibreglass and upstands and outlets, and people most often book us about blocked or damaged outlets and dips that suggest the deck is deflecting.
Some older homes in villages like Framfield are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- Testing older roof sheets for asbestos
- Structural calculations, which need a structural engineer
- Fragile surfaces, which we don’t walk on
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Somewhere as small as Framfield, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from the ground, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
- If you’re buying, check with the agent that we can get in

Framfield questions
Does a conservation area affect roof work in Framfield?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Framfield?
Yes, Framfield is one of the places we work. The survey and report are the same in Framfield as anywhere else, and visits run on weekdays and weekends.
Is ponding on a flat roof a problem?
Standing water on a flat roof deserves a closer look. It frequently means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. We record where it sits and the likely cause.
How long will you be at the property?
It usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. We’ll confirm the timing as you book.
Do you go up onto the roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
Are you insured?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
What’s in the survey report?
It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
Flat roof surveys around Framfield
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Take an older house close to St Thomas à Becket Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings such as Framfield Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

What we’re asked to look at in Framfield
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.
Things that frequently lead to a survey include:
- Water getting in at rooflights
- Blisters and bubbles in the covering
- Ponding water that does not drain away
- Splits and cracks in the covering
For landlords with property near Uckfield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Questions to ask before booking
- Are they insured for the work?
- Which viewpoints they use to see the roof
- Whether the loft is part of the inspection
- Whether VAT is in the quoted price
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Before and after the survey
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Book a survey every few years
- Keep clear of rooflights and fragile roof sheets
- Check the outlets after the leaves fall
- Ask whoever fits equipment on the roof to make good the covering
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
