Potter's Green: your questions answered

Is my home in Potter's Green listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Potter's Green?

Yes, Potter's Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Who usually books a landlord or block roof survey?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It doesn’t include repair cost estimates, but contractors can price from it.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Blocks are priced on their size and roofs, so call 07833 053749 or drop us an email for a price.

Landlord roof survey in Potter's Green: what you get

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to keep maintenance plans current. We survey gutters and downpipes, converted houses and shared roofs, and the problems we are asked to look at most are damaged party-wall upstands or parapets and gutters overflowing onto walls.

In a village or hamlet like Potter's Green, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it when you book and we will plan the visit with that in mind.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What happens if roof problems are left?

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. Outbuildings and barns around Potter's Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

When to book a survey in Potter's Green

Many blocks and converted houses have several roof types. They all age at different rates, and flat roofs over rear additions often need attention sooner.

Signs worth acting on include:

  • Mortar falling from ridges and verges
  • Failed flashings at walls and chimneys
  • Blocked gutters over flats
  • Standing water on a flat roof

If you look after a building like Buxted CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Before you book anyone

  • Their drone registration, if they fly one
  • Whether VAT is in the quoted price
  • What insurance they carry

What a good roof survey covers

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, it typically takes about one to two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Potter's Green, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered

How to book

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Advice

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Book gutter clearing at least once a year
  • Keep roof surveys on a rolling plan
  • Put urgent roof work at the top of the list
  • Hold on to old reports to compare later

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Keep the loft space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Landlord roof surveys around Potter's Green

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Buxted station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
