Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Give residents notice before a survey
  • Put urgent roof work at the top of the list
  • Keep the loft hatch clear and reachable
  • Get legal advice on lease responsibilities

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition that everyone can refer to.

Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.

About our landlord roof survey in Hadlow Down

With a shared roof, it’s not always clear what’s wrong or where. We look at the roof from every safe viewpoint including the loft and flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. If you’ve noticed failed flashings at walls and chimneys and choked outlets and gutters, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the let or shared roof on the day we saw it. It is useful right away, and a good reference for later.

Landlord roof surveys in Hadlow Down: local notes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For landlords with property near Buxted station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like St Mark's Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as St Mark's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Hadlow Down is about 4 miles south of Crowborough, in East Sussex. We visit Hadlow Down as part of our work across East Sussex, for houses, flats and commercial buildings. Our area takes in places right across East Sussex, from the larger towns to small villages. Brighton is in our area too.

Surveys in TN22 work the same way as everywhere else we cover. If you need a landlord roof survey at a property on Waghorns Lane, School Lane and St Marks Field or anywhere close by, we can help. For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Different roofs, different checks

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

What we cannot see

In fairness, there are limits to any roof survey:

  • Parts of the roof we can’t safely see or access
  • Structural calculations or an engineer’s report
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and does not.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two at most homes, and more on a big or complicated roof. Around Hadlow Down, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Move anything stored under the loft hatch
  • Find any records of previous roof work
  • Keep pets out of the way during the survey

Advice

Your questions about landlord roof surveys in Hadlow Down

How do I find out if my home in Hadlow Down is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Buxted station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
