New roof snagging in Buxted

How new roof snagging works in Buxted

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It’s all recorded with photos. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. Finding these early makes them easier to raise. If you are worried about signs of condensation in the roof space and underlay ending short at the eaves, a survey will tell you what’s going on.

Being in a small place like Buxted makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a typical home, and about three to four hours for a commercial roof. You are welcome to ask questions while we’re there. Rural addresses near Buxted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before the survey

New roof snagging around Buxted

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Landlords with a home close to Buxted station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What happens if roof problems are left?

Offcuts left in a gutter can block it and send water down the walls. Spotting it now saves chasing damp later. Where a roof is exposed, as many are in small places like Buxted, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Common questions in Buxted

How do I find out if my home in Buxted is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Buxted in the area you cover?

We do. The survey and report are the same in Buxted as anywhere else.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will you check every nail and clip?

No, we do not disturb the new coverings. Fixings and underlay under the slates or tiles are hidden, but we check everything we can see safely.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

What affects the cost of new roof snagging

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

Getting the details right at the start saves time. Please include:

  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the new roof, with photographs.

Common roof problems in Buxted

Owners often get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before signing off the job.

Things that often lead to a survey include:

  • Flashings not properly dressed or fixed
  • Broken coverings left on a new roof
  • Cracked mortar at the ridge or hips
  • Underlay not dressed into the gutter

For an older house near a landmark such as Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book anyone

  • How soon the report will arrive
  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?
