Drone roof survey in Buxted
Tall, steep, large or fragile roofs can’t always be inspected up close. A drone takes close-up photos of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that can’t be seen from the street. The photos go into a written report. It’s also a good option where walking on the roof could break slates or tiles. Where a flight is not possible, we explain why. If you’ve noticed flashings that have come away and coverings that have slipped high up on the roof, a survey will tell you what’s going on.
Somewhere as small as Buxted, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a survey costs
Prices vary from roof to roof, and it comes down to:
- Building height and the viewpoints available
- How many separate roofs there are, such as extensions, dormers and garages
- Whether thermal imaging or a drone is needed
- Commercial roofs and larger buildings
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
Getting in touch
To price your survey accurately, we will ask about:
- Any stains, drips or damp patches you’ve seen indoors
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, like an exchange date
- Photos of the roof, taken safely from the ground or a window
Once you know what you need, call 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.
Different roofs, different checks
Chimney stacks
The drone shows the outside of the stack, and it is not a flue or gas safety check. If the flue needs a specialist, we will tell you.
Ridges and hips
Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.
What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Flights in high wind or heavy rain
- Neighbouring roofs the owner hasn’t asked us to survey
- A flight where airspace permission is refused
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.
What this survey covers
- Chimney stacks
- Flat roofs on upper floors
- Valleys and parapet gutters
- Fragile roofs
- Large and complex roofs
- Tall and steep roofs
Buxted: your questions answered
Will you come out to Buxted?
Yes, Buxted is on our map. A small place gets exactly the same survey as a big one.
Can you fly a drone over a roof in Buxted?
Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you look in the roof space?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
What a drone roof survey looks like in Buxted
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
If your home is one of the older ones in the streets near Church of St Mary the Virgin, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For site and facilities teams at buildings such as Buxted CofE Primary School, thermal images can show where wet insulation sits under a big flat roof.

What we do, step by step
Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, most surveys take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Buxted, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- First, we check the address for flight restrictions.
- Where a flight restriction zone or restricted area applies, we seek permission first.
- We assess the wind, the weather and the surroundings before take-off.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- You receive a written report with photos and recommendations.
Before the survey
- If you’re buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches

Useful tips for Buxted property owners
There’s plenty you can do without going near the roof. What helps most:
- Tell next door if the drone will be near their property
- Clear a spot on the drive or lawn
- Expect us to rearrange if it’s too windy or wet
- Move stored items away from the hatch
You get an in-person consultation with the Premium Survey to talk through the photos and findings. It is a chance to ask about anything in the report.
Keep the roof space ventilated. Poor airflow lets condensation build up, and it’s something only an inside check will show. Keep insulation clear of the eaves.
