Roof surveys across RH18: what to expect

We survey roofs in RH18 and across London and South East England. Visits run on weekdays and at weekends. We are insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, phone 07833 053749 or use the contact form. We survey ridges, hips and valleys, chimney stacks and natural slate, and people most often book us about gaps in the roof where coverings have gone and standing water on a flat roof.

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

What’s near Forest Row

Locally, jobs take us to homes and businesses close to Greenfields School, The Parish Church of the Holy Trinity and Forest Row Church of England Primary School and the streets around them. The closest station to Forest Row is East Grinstead station, about 3.2 miles north-west. A little further out are East Grinstead Museum (2.8 miles north-west) and Bolebroke Castle (3.6 miles north-east).

Roof surveys across RH18: local notes

RH18 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in RH18 is checked with its age and materials in mind.

Forest Row: Standen lies about 2.3 miles west, so building around Forest Row goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you own a rental within reach of East Grinstead station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Surveys for landlords and agents in RH18

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a survey does not cover

To be straight with you, a roof survey has limits:

  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt
  • A full building survey of the property

Common roof problems in RH18

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Signs worth acting on include:

  • Worn lead at chimneys and abutments
  • Cracked mortar along the ridge
  • Valley linings that have cracked or split
  • Torn or sagging underlay

Useful tips for RH18 property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Have details of recent roof work to hand
  • Mention any damp patches as you book
  • File the report with your home documents
  • Clear the loft hatch area before we arrive

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

RH18 questions

Do you carry out surveys on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or email us.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a report with photographs and recommendations.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.
