Roof surveys for Wych Cross homes and businesses

Different roofs, different checks

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Roof surveys for homes and businesses in Wych Cross

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a careful look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’re worried about worn lead at chimneys and abutments and cracked mortar along the ridge, a survey will tell you what’s going on.

Somewhere as small as Wych Cross, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Wych Cross questions

Does a conservation area affect roof work in Wych Cross?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near East Grinstead station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Useful tips for Wych Cross property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Ask about a flat roof on an extension or garage too
  • Photograph stains when they appear
  • Clear the loft hatch area before we arrive
  • Have details of recent roof work to hand

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Keep the roof space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

What affects the cost of roof surveys

All our prices include VAT. The things that change the price are:

  • How many separate roofs there are, like extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • Any need for thermal images or a drone flight

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Booking your survey

There’s no need for technical words. Just tell us:

  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • The property’s address and postcode

Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we will recommend the right survey. The price is agreed up front.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Wych Cross can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Find any records of previous roof work
  • Note where any stains or damp appear

Why it’s worth a survey now in Wych Cross

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Why us?

Roof surveys in Wych Cross: local notes

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Standen about 3.2 miles north-west, Wych Cross sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

For site and facilities teams at buildings such as Greenfields School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to East Grinstead station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
