Coleman's Hatch Roof Survey
Need a roof survey in Coleman's Hatch? We can help, with a written report you can act on. Weekday and weekend visits available.
- Slates or tiles that have slipped or broken
- Flashings that have come away from the wall
- Cracked or blistered flat roof coverings
Useful tips for Coleman's Hatch property owners
Nothing here needs a ladder. A few suggestions:
- Look for debris in the garden after high winds
- Check we can open the loft hatch
- Ask about a flat roof on an extension or garage too
- Have details of recent roof work to hand
We email the report to you, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Roof survey in Coleman's Hatch
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are cracked or blistered flat roof coverings and cracked mortar along the ridge, across chimney stacks, clay and concrete tiles and lead flashings.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Roof by roof
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
FAQs for Coleman's Hatch
Does a conservation area affect roof work in Coleman's Hatch?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Coleman's Hatch?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a written report with photos and recommendations.
What’s the best way to book?
It is easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will point you to the right survey. We survey on any day of the week.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Do you go up on the roof?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Coleman's Hatch often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Make sure we can get to the back of the property
- Jot down any questions you want answered
- If the roof is shared, arrange access with whoever manages the building

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s report
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.
