About our thermal roof survey in Coleman's Hatch
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We are frequently asked to look into patches of heat loss across the roof and stains that keep coming back, across commercial roofs, flat roofs and loft conversions.
Older buildings in small places like Coleman's Hatch may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How we price thermal roof surveys
Several things affect the price of a survey:
- Height and safe access
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
- Commercial roofs and larger buildings
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
What we need to know
A little information up front helps. Please include:
- Any stains, drips or damp patches you’ve seen indoors
- Your postcode, so we can check access and travel
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or use the contact form.
Thermal roof surveys in Coleman's Hatch: local notes
If your survey includes the drone, the flight is checked against the Drone Safety Map first. The wider area around Coleman's Hatch has a long history of building, with Bassetts Manor about 2.6 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Holy Trinity Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

How the survey works
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a small place like Coleman's Hatch, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.

Coleman's Hatch questions
Do you cover smaller places like Coleman's Hatch?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is Coleman's Hatch in the area you cover?
Yes. We work right across London and South East England, and Coleman's Hatch is part of that. Just ring 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
Do you climb onto every roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.
What does a thermal roof survey show?
It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there’s safe access.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
How the survey changes by roof type
Loft insulation
In the roof space, the camera can pick up gaps and thin areas of insulation. We look where there’s safe access.
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. The camera can give clues to where it’s sitting, given suitable conditions on the day.
What this survey cannot tell you
To be straight with you, a roof survey has limits:
- A structural engineer’s assessment
- Clear results when the conditions on the day are poor
- The condition of timbers we cannot see
