Flat roof surveys for homes and businesses in Coleman's Hatch

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed ponding water that doesn’t drain away and cracked or split membrane, we can find out what’s behind it.

In a small place like Coleman's Hatch, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How the survey changes by roof type

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

Questions from Coleman's Hatch

Does a conservation area affect roof work in Coleman's Hatch?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Coleman's Hatch within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain normally needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Coleman's Hatch can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Make sure the loft hatch can be reached
  • If you are buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we are looking at

Advice

What a flat roof survey looks like in Coleman's Hatch

Bassetts Manor, about 2.6 miles north-east, is one of the historic houses in the wider area around Coleman's Hatch. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark such as Holy Trinity Church, the joins between later flat roofs and the old walls are where problems usually start.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • Whether old sheeting or boards contain asbestos
  • A promise that the roof won’t leak in future
  • The condition of the deck or insulation hidden under the covering

What we check

  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt

Leave it or get it looked at?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Where a roof is exposed, as many are in small places like Coleman's Hatch, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What we are asked to look at in Coleman's Hatch

Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

People normally book a survey after spotting one of these:

  • A sagging deck under the covering
  • Splits, cracks and crazing
  • Outlets choked with leaves and silt
  • Upstands pulling away from walls

If you let a flat or house near East Grinstead station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Choosing a roof surveyor
