How a flat roof survey works in Duddleswell

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Typical surveys look at edge trims that have lifted or split and pools of water lying on the roof, across felt flat roofs, single-ply membranes and upstands and outlets.

In a village or hamlet like Duddleswell, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Surveys for landlords and agents in Duddleswell

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Duddleswell: your questions answered

Does a conservation area affect roof work in Duddleswell?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Duddleswell?

We do. A small place gets exactly the same survey as a big one.

Will this cover the whole house?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Common roof problems in Duddleswell

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Most people get in touch when they’ve noticed something like this:

  • Outlets choked with leaves and silt
  • Failed upstands where the roof meets a wall
  • Blistering in felt or asphalt
  • Splits, cracks and crazing

If you own a rental within reach of Buxted station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before you book any roof surveyor

  • Whether the loft space is looked at, where there is one
  • Is VAT included in the price?
  • Are they insured for the work?
  • Their drone registration, if they fly one

What a good roof survey covers

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Duddleswell, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave side gates unlocked

Advice

How the survey changes by roof type

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

What happens if roof problems are left?

A small split in a flat roof is usually a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Where a roof is exposed, as many are in small places like Duddleswell, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Local flat roofs in Duddleswell

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For any home in Duddleswell, it’s the small, early fault that is cheapest to put right.
