About our gutter survey in Duddleswell

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at valley or box gutters that overflow inside and overflowing eaves gutters, across eaves gutters, downpipes and parapet and box gutters.

In a small place like Duddleswell, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Duddleswell can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • Check we can get to the back of the property

FAQs for Duddleswell

Does a conservation area affect roof work in Duddleswell?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Duddleswell?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do you check valley and parapet gutters?

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where applicable.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just call 07833 053749 or use the contact form for a price.

What’s in the report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Surveys for landlords and agents in Duddleswell

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What a gutter survey looks like in Duddleswell

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Whatever the street in Duddleswell, a roof costs least to look after when faults are caught early. If you own a rental within reach of Buxted station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What this survey can’t tell you

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe
  • Hidden sections we cannot view safely

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes
  • Eaves gutters

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Roof area
  • House, block, shop or office
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What to tell us when you contact us

A little information up front helps. It’s useful to include:

  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel

Unsure which package suits your roof? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Watch the gutters during heavy rain
  • Check the loft with care after heavy rain
  • Leave gutter checks at height to someone equipped for it
  • Get trees that overhang the gutters trimmed

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
