FAQs for Wych Cross
Does a conservation area affect roof work in Wych Cross?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Wych Cross?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you survey at weekends?
Yes. We survey on weekdays and at weekends. Just phone 07833 053749 or email us to arrange a day.
Will you check if gutters are causing damp inside?
Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you check valley and parapet gutters?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
What’s in the report?
Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
About our gutter survey in Wych Cross
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so. The next step is suggested too. We survey fascias and soffits, outlets and hoppers and valley gutters, and people most often book us about overflowing eaves gutters and downpipes that are split or coming away.
Older buildings in small places like Wych Cross may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Useful tips for Wych Cross property owners
These tips come from what we see on roofs every week:
- Check for spilling water in a downpour
- Note any damp stains below the gutters
- Check from the ground or a window, not a ladder
- Have gutters cleared at least once a year
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.
What happens if roof problems are left?
Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without one, it’s guesswork from the ground. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- The inside of a downpipe along its whole length
- Damage hidden inside walls or behind boards
- Parts of gutters that can’t be seen safely
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

What we do, step by step
Once we’ve finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, it normally takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like Wych Cross needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Clear the way to the loft hatch
- Tell us where we can park nearby
- Make a note of anything you’d like us to look at
Getting a price

Related advice
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Wych Cross homes and their roofs
About 3.2 miles north-west lies Standen, a reminder of how long the area around Wych Cross has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Greenfields School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of East Grinstead station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
