Gutter surveys in Birchgrove

Why act early in Birchgrove

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Birchgrove are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

To find out what your survey will cost, call 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

How a gutter survey works in Birchgrove

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at dripping or leaking gutter joints and leaves and moss blocking gutters, on outlets and hoppers, eaves gutters and fascias and soffits.

Somewhere as small as Birchgrove, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the exact price before you book.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, like an exchange date
  • The property’s address and postcode
  • The kind of building and roof involved

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of buried drains
  • What’s hidden inside a downpipe
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. What a survey covers and does not.

What we check

  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers
  • Downpipes

Landlord and commercial surveys in Birchgrove

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Gutter surveys around Birchgrove

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Birchgrove has a long history of building, with Priest House about 2.9 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you live in an older home near Chelwood Gate Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. It normally takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Somewhere as small as Birchgrove, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Make sure we can get to the back of the property
  • If it isn’t your property yet, arrange access through the agent

Common questions in Birchgrove

Does a conservation area affect roof work in Birchgrove?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Birchgrove in the area you cover?

Yes, Birchgrove is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is there a good time of year to book a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, ring 07833 053749 or email us.
