Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Rot or damp concealed behind fascias or inside walls
  • Gutters out of sight from each safe vantage point
  • Blockages deep inside downpipes

Gutter survey in Horsted Keynes

Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. We are often asked to look into gutters packed with leaves or moss and fascia boards damaged by overflowing water, across outlets and hoppers, fascias and soffits and eaves gutters.

In a small place like Horsted Keynes, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • How big the roof is
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What to tell us when you get in touch

These details help when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from ground level or a window

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

How the survey works

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It usually takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. For a village or hamlet like Horsted Keynes, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

Before we arrive

  • Let us know about parking before the day
  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand

Getting a price

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.

Gutter surveys around Horsted Keynes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Priest House, about 3 miles north-west, show how far back building in the area around Horsted Keynes goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you live in an older home near St Giles' Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like St Giles CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Haywards Heath station may find that a dated record of the roof is useful when planning maintenance across a let.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter.

Different roofs, different checks

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Common questions in Horsted Keynes

Can a landlord with a rental near Haywards Heath station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.

How do I find out if my home in Horsted Keynes is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is there a good time of year to book a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What does a gutter survey cost?

Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or send us an email.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we will note that in the report.

Checking the roof from ground level

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
