Furner's Green questions

I let a flat near Haywards Heath station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is Furner's Green within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you look at parapet and box gutters as well?

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe, and by drone where it is applicable.

How a gutter survey works in Furner's Green

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey downpipes, eaves gutters and fascias and soffits, and people most often book us about gutters overflowing in heavy rain and hoppers and outlets full of debris.

In a small place like Furner's Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Prices for gutter surveys in Furner's Green

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen
  • Commercial roofs and larger buildings

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

Here’s what helps us most when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Your timetable, such as an exchange date
  • The property’s address and postcode

A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

The survey, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Older roofs in small places like Furner's Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Clear the way to the loft hatch
  • Check we can get to the back of the property
  • Mention any parking restrictions on your street

Useful tips for Furner's Green property owners

These tips come from what we see on roofs every week:

  • Note any damp stains below the gutters
  • Look for new stains on ceilings below valleys after rain
  • Leave gutter checks at height to someone equipped for it
  • Ask for valleys and parapet gutters to be cleared too

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Roofs, chimneys and gutters in Furner's Green

About 5 miles north-west lies Priest House, a reminder of how long the area around Furner's Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Danehill Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Haywards Heath station may find that a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like The Parish Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. In a small place like Furner's Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
