Practical tips

A little preparation and a few simple habits help. Our tips:

  • Request records of any re-roofing
  • Mention any deadline when you contact us
  • Check we’ll be able to get into the loft space
  • Share the report with your solicitor

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.

After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

Pre-purchase roof surveys for homes and businesses in Furner's Green

If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. If you are worried about signs of past leaks inside the loft and chimney mortar that has eroded, a survey will tell you what’s going on.

Older buildings in small places like Furner's Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Furner's Green, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building

Book a survey

Booking is simple: just call 07833 053749 or send us an email and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.

Furner's Green homes and their roofs

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 5 miles north-west lies Priest House, a reminder of how long the area around Furner's Green has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like The Parish Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Haywards Heath station, a written report helps before buying a rental or paying for a new roof on one.

FAQs for Furner's Green

Do you carry out roof surveys in Furner's Green?

Yes, Furner's Green is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and a few details.

Does a conservation area affect roof work in Furner's Green?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you need access inside the house?

Ideally, yes. We look in the roof space where there is safe access, and upstairs windows give useful views. Access is normally arranged through the agent or seller.

Is your roof survey a RICS survey?

No. It’s a dedicated roof survey, with a written report and photos. It isn’t a RICS survey and does not cover the rest of the house.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How the survey changes by roof type

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We look at their linings and outlets from wherever is safe.

Natural slate

Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
