Common roof problems in Nutley

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

Most people get in touch after spotting one of these:

  • Patch repairs that may hide an ongoing problem
  • Slates or tiles that have slipped or gone
  • Loose pots and cracked flaunching
  • A ridge or slope that dips

For an older house near a landmark like St James the Less, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What to check before booking

  • What happens after the report arrives
  • How long the report takes to arrive
  • Whether the loft is part of the inspection
  • Which parts of the roof they’ll actually see

What a roof survey includes

Pre-purchase roof surveys for homes and businesses in Nutley

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. Common reasons to book are slipped or missing slates and tiles and sagging ridge lines or uneven roof slopes, on chimney stacks, natural slate and clay and concrete tiles.

Being in a small place like Nutley makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Nutley questions

Will you come out to Nutley?

Yes, Nutley is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you cover Nutley?

Yes, Nutley is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or email us.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at most homes, and longer for a large or complex roof. You’re welcome to ask questions while we are there. In a small place like Nutley, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, check with the agent that we can get in

Booking a survey

A quick phone call is typically the easiest start: call 07833 053749 or email us, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Advice

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

How we price pre-purchase roof surveys

A few things affect what a survey costs:

  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What to tell us when you contact us

Before you get in touch, it’s useful to have:

  • Any deadline, such as an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, like buying, a leak or storm damage
  • Photos of the roof, taken safely from the ground or a window

Getting a price is simple: just call 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Pre-purchase roof surveys in Nutley: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Why it is worth a survey now in Nutley

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. Older cottages and farmhouses around Nutley can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.
