Roof leak investigations for homes and businesses in Birchgrove

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. Typical surveys look at drips in the loft during heavy rain and water through the ceiling under a flat roof, across flat roof details, chimney stacks and the roof space.

Many homes in small places like Birchgrove face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Mention earlier attempts to fix the leak
  • Have an electrician check any wet fittings
  • Photograph the stain each time it appears
  • Let us know if there are tanks or pipes in the loft

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

Keep the roof space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.

Why act early in Birchgrove

Patching the spot above the stain often does not work. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. Older cottages and farmhouses around Birchgrove can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Landlord and commercial surveys in Birchgrove

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

How the survey works

The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes between one and two hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Birchgrove can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • If you are buying, let the agent know when we are coming

Birchgrove questions

Will you come out to Birchgrove?

Yes. Birchgrove is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you carry out roof surveys in Birchgrove?

We do. The survey and report are the same in Birchgrove as anywhere else, and visits run on weekdays and weekends.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Why is the stain in a different place from the leak?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it finds a way through the ceiling. Following that route is what our investigation does.

How do I arrange a roof leak investigation in Birchgrove?

To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A promise to find every leak on a single visit
  • Putting the leak right
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look at

  • The roof space
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • Slate and tile slopes
  • Lead flashings

What we are asked to look at in Birchgrove

Valleys carry a lot of water. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.

A survey can pick up problems such as:

  • A leak that comes and goes with the weather
  • Leaks at a dormer or roof window
  • Wet patches high on an inside wall
  • Staining around the chimney inside

Take an older house close to Chelwood Gate Church: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.
