Landlord roof surveys in Birchgrove

Landlord roof surveys for homes and businesses in Birchgrove

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. Typical surveys look at mortar falling from ridges and verges and flashings that have come away, on rented houses, flat roofs on blocks and converted houses.

Somewhere as small as Birchgrove, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about landlord roof surveys in Birchgrove

Is Birchgrove within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Birchgrove?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s the best way to book?

To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Does this replace a RICS building survey?

No. Our survey covers the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Who do you carry out landlord roof surveys for?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long will you be on site?

For a single house, expect about 1–2 hours on site and larger buildings take longer.

What a landlord roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Areas behind locked flats or blocked hatches
  • Asbestos testing of roof sheets or soffits
  • Who pays under the lease (that is a legal question)

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

Roof by roof

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Birchgrove frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work
  • Keep pets out of the way during the survey

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

When to book a survey in Birchgrove

People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof can’t be seen from the street.

Signs worth acting on include:

  • Damaged pots and flaunching
  • Ceiling stains reported by tenants
  • Leaking joints at party walls
  • Cracked or lifting flashings

If you live in an older home near Chelwood Gate Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking any roof surveyor

  • Which limits apply to the survey

What a good roof survey covers

Birchgrove homes and their roofs

The wider area around Birchgrove has a long history of building, with Priest House about 2.9 miles north-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
