Common roof problems in Chelwood Gate

Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. A condition report gives everyone the same starting point.

Things that often lead to a survey include:

  • Failed flashings at walls and chimneys
  • Damp or stains in top-floor flats
  • Ponding or splits on flat roofs
  • Missing or loose roof coverings

If yours is one of the older homes in the streets near Chelwood Gate Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before booking

  • How long the report takes to arrive
  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

Landlord roof survey in Chelwood Gate: what you get

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the loft space where there’s safe access. We’re often asked to look into cracked or lifting flashings and damp or stains in top-floor flats, across shared roofs, gutters and downpipes and converted houses.

In a village or hamlet like Chelwood Gate, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens if roof problems are left?

Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Outbuildings and barns around Chelwood Gate are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Why book with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • Drones and thermal imaging where it applies
  • Covered by professional indemnity and public liability insurance
  • Photos and a written report every time

Take a look at how roof surveys are priced or two real surveys.

What we do, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Chelwood Gate, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you in advance.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it’s safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building

Book a survey

A quick phone call is typically the easiest start: ring 07833 053749 or email us, and we will ask about the building and what you need. You will have a price before anything is arranged.

How we price landlord roof surveys

All our prices include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey

  • Dates you are working to, like exchange
  • What made you get in touch

How the survey changes by roof type

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. We check them as part of the survey.

What a landlord roof survey does not cover

In fairness, a roof survey has limits:

  • The structure in the way a structural engineer would assess it
  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

FAQs for Chelwood Gate

Will you come out to Chelwood Gate?

We do. A small place gets exactly the same survey as a big one.

Do you cover Chelwood Gate?

We do. The survey and report are the same in Chelwood Gate as anywhere else.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Larger buildings are priced to suit. Just ring 07833 053749 or email us for a price.

Is a landlord roof survey the same as a full building survey?

No. We survey the roof and its parts, not the whole property. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.

Who normally books a landlord or block roof survey?

It suits anyone responsible for a let or shared roof: private landlords, letting and managing agents, freeholders and RTM companies.
