Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Watch the gutters during heavy rain
  • Leave gutter checks at height to someone equipped for it
  • Get trees that overhang the gutters trimmed
  • Check the loft with care after heavy rain

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

How a gutter survey works in South Malling

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you are worried about cracked or loose downpipes and water spilling over the gutter edge, a survey will tell you what’s going on.

Houses in smaller places like South Malling can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Gutter surveys in South Malling: local notes

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around South Malling has a long history of building, with Anne of Cleves House about 0.8 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you let a flat or house near Lewes station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If your house is among the older ones in the streets near Church of St Michael, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like South Malling CofE Primary and Nursery School: a written record of a large roof helps plan work for the holidays rather than in term time.

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Common questions in South Malling

Will you come out to South Malling?

Yes, South Malling is on our map. A small place gets exactly the same survey as a big one.

I let a flat near Lewes station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

How do I arrange a gutter survey in South Malling?

To book, phone 07833 053749 or drop us an email and tell us the address and what you want to find out. We’ll confirm the price and agree a day with you.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What happens if roof problems are left?

Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Around South Malling, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You will know the price for your survey before you book.

When you need someone else

In fairness, a roof survey has limits:

  • Rot or damp concealed behind fascias or inside walls
  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

Roof types and parts we check

  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking around South Malling is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have keys ready for side gates, garages or roof access doors

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.
