Gutter survey in Cliffe

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We’re frequently asked to look into gutters full of debris and silt and leaking or loose downpipes, on downpipes, outlets and hoppers and valley gutters.

Around Cliffe, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Why it’s worth a survey now in Cliffe

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. Blocked gutters on homes around Cliffe overflow and soak walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

  • More than 5,000 surveys completed
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Useful tips for Cliffe property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Include valley, parapet and box gutters when clearing
  • Look for new stains on ceilings below valleys after rain
  • Book gutter clearing once a year, more often near trees
  • Check downpipe clips are holding

You receive a written report with photographs and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Being in a smaller place like Cliffe doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Advice

What affects the cost of gutter surveys

Prices always include VAT. What changes the price is:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What we need to know

There is no need for technical words. Just let us know:

  • Your postcode, so we can check access and travel
  • When you need the report by
  • Where water is showing inside, if it is
  • Anything about access we should know

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.

Cliffe: your questions answered

How do I find out if my home in Cliffe is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can a landlord with a rental near Lewes station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Are you insured?

We hold professional indemnity and public liability insurance.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Honest limits

To be straight with you, a roof survey has limits:

  • Parts of gutters that cannot be seen safely
  • Damage hidden inside walls or behind boards
  • The inside of buried drains

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and does not.

Gutter surveys in Cliffe: local notes

About 0.7 miles south-west lies Anne of Cleves House, a reminder of how long the area around Cliffe has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building such as Priory School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your house is among the older ones in the streets near Church of St Thomas at Cliffe, old fixings, lead flashings and tall chimneys are typical of older roofs. If you live near a park such as Railway Land, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What we look for on each type of roof

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can be seen safely.
