Glyndebourne: your questions answered
Does a conservation area affect roof work in Glyndebourne?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
I let a flat near Glynde station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Are you structural engineers?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
What’s the best way to book?
Simply call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Is a CCTV drain survey included?
No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.
Gutter survey in Glyndebourne: what you get
We survey gutters and rainwater systems in Glyndebourne and right across London and South East England. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it’s safe. Time on site normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photos and recommendations. We survey fascias and soffits, parapet and box gutters and outlets and hoppers, and common reasons people get in touch are soffits marked by water and gutters packed with leaves or moss.
Somewhere as small as Glyndebourne, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How we price gutter surveys
The price reflects the time and kit the roof needs. That comes down to:
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium
All our prices include VAT. Gutter survey starts from £150, including VAT. We confirm the price for the job before booking.
Booking your survey
To price your survey accurately, we’ll ask about:
- Pictures from the garden or a window, if you have them
- Any deadline, such as an exchange date
- Where water is showing inside, if it is
- Access details, such as a loft hatch or a shared roof
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.
Checking the roof from the ground
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
What a gutter survey looks like in Glyndebourne
Glyndebourne, about 0.1 miles north-west, is one of the historic houses in the wider area around Glyndebourne. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take a building like Ringmer Primary and Nursery School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Useful tips for Glyndebourne property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Watch for green marks down the brickwork
- Include valley, parapet and box gutters when clearing
- Do not climb a ladder to look in the gutters
- Keep climbers away from the eaves
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
Different roofs, different checks
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
The survey, step by step
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for most houses, with bigger or more complicated roofs taking longer. Around Glyndebourne, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
