Gutter surveys in Glynde: local notes

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Glynde Place, about 0.1 miles north, show how far back building in the area around Glynde goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Glynde station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Lewes and Laughton Levels shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Glynde is about 3 miles east of Lewes, in East Sussex. We carry out gutter surveys in Glynde for houses, flats, blocks and commercial buildings, with a written report and photographs every time. We cover towns and villages across East Sussex. We also survey roofs in Brighton.

Gutter surveys for homes and businesses in Glynde

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed valley or box gutters that overflow inside and hoppers and outlets full of debris, a survey will tell you what’s going on.

Older buildings in small places like Glynde may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Honest limits

A survey is a proper look at the gutter, but it can’t do everything. The main limits are:

  • Asbestos testing of old gutters, downpipes or soffits
  • Pipes below ground level
  • What’s behind fascias and inside walls

  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we are there. For a village or hamlet like Glynde, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Advice

Glynde: your questions answered

Will you come out to Glynde?

Yes, Glynde is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Glynde listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or email us.

Will you look at parapet and box gutters as well?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

Will you check the drains below ground?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or send us an email to arrange it.

What you can safely check yourself

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Watch ceilings under valley gutters for fresh marks
  • Don’t leave hidden gutters out of a clear-out
  • Check downpipe clips are holding
  • Get trees that overhang the gutters trimmed

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.

What we look for on each type of roof

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
