Chimney surveys for Glynde homes and businesses

Chimney surveys for homes and businesses in Glynde

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. We are often asked to look into flashings pulling away from the stack and worn or missing pointing, on lead flashings, brick chimney stacks and flaunching.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Use a Gas Safe registered engineer for gas appliances
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Keep track of stains on chimney breasts
  • File photos of the stacks with your home records

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Chimney surveys around Glynde

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Glynde has a long history of building, with Glynde Place about 0.1 miles north. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If your home is one of the older ones in the streets near St Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Glynde station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Homes near green spaces like Lewes and Laughton Levels can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Glynde is about 3 miles east of Lewes, in East Sussex. Glynde is one of many places we visit across East Sussex, for homes and businesses alike. We cover towns and villages across East Sussex, from the larger towns to small villages. We also survey roofs in Brighton.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Glynde can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Advice

What happens if roof problems are left?

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. In a small place like Glynde, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. Chimney survey starts from £150, including VAT. You will know the price for the job before booking.

Questions from Glynde

Is Glynde within the area you cover?

Yes, Glynde is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Glynde?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you survey in bad weather?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

What should I do with a chimney I do not use?

There is no single answer. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How we price chimney surveys

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

A few details help us point you to the right survey and price. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
