Glynde Roof Leak Investigation
Tracing where water is getting into your roof across Glynde, with drones and thermal imaging where they help. Call or email for a price.
- Brown rings on upstairs ceilings
- Damp on a chimney breast
- Leaks that appear only in driving rain
Common roof problems in Glynde
A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.
Most people get in touch when they’ve noticed something like this:
- Water marks that spread in wet weather
- Drips in the loft during heavy rain
- Damp on a chimney breast
- Water coming in around a roof light or dormer
If you let a flat or house near Glynde station, a tenant living with a leak needs the cause found, not just the stain painted over.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- Whether any drone flown is registered with the CAA
- Whether the price includes VAT

Roof leak investigation in Glynde: what you get
Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. Typical surveys look at condensation that looks like a leak and damp ceilings under a flat roof, on lead flashings, chimney stacks and valleys and parapet gutters.
Being in a small place like Glynde makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later.

Your questions about roof leak investigations in Glynde
Is my home in Glynde listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Glynde in the area you cover?
We do. The survey and report are the same in Glynde as anywhere else, and visits run on weekdays and weekends.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Can you find a leak when it isn’t raining?
Typically, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
What we look for on each type of roof
Lead flashings
Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, and water runs down behind them.
Valleys
Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.
What affects the price in Glynde
When we price a survey, we consider:
- Roof area
- The type of building, from a house to a block or an office
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
What to let us know when you get in touch
We’ll usually ask about:
- Access details, like a loft hatch or a shared roof
- Dates you’re working to, like exchange
- Where any leaks, stains or damp patches show inside
- Pictures from the garden or a window, if you have them
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

What a roof leak investigation looks like in Glynde
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Different coverings let water in at different points, which shapes where the search starts. With Glynde Place about 0.1 miles north, Glynde sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as St Mary's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Trees in and around Lewes and Laughton Levels shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Glynde is about 3 miles east of Lewes, in East Sussex. We carry out roof leak investigations for homeowners, landlords and businesses in Glynde and the surrounding area. Glynde is one of the places in East Sussex where we work. We also survey roofs in Brighton.

Why it is worth a survey now in Glynde
A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

How the survey works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours, more where the leak is intermittent or the roof is large. For a village or hamlet like Glynde, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Check pets are kept safely away
- Note where any stains or damp appear
- Leave side gates unlocked
