Electronic leak detection in Glynde

Electronic leak detection in Glynde

Electronic leak detection works on many flat roof membranes over offices, units, blocks of flats and homes. It can be used to trace an existing leak or check a new membrane before handover. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Tell us about your roof to find out more. We survey single-ply roofs, flat roof membranes and liquid-applied waterproofing, and people most often book us about stains far from any visible defect and holes left by work on the roof.

Older buildings in small places like Glynde may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Green and ballasted roofs

Some layers may need lifting for testing. We discuss this before quoting.

Single-ply membranes

Many offices and units have single-ply roofs. Seams and penetrations are typical breach points.

Electronic leak detection around Glynde

Historic houses such as Glynde Place, about 0.1 miles north, show how far back building in the area around Glynde goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you live in an older home near St Mary's Church, flat-roofed rear additions and dormers added over the years are worth checking.

Questions from Glynde

Is Glynde in the area you cover?

Yes. We survey roofs across London and South East England, and Glynde is part of that. You can phone 07833 053749 or use the contact form with the address and a few details.

Does a conservation area affect roof work in Glynde?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

How long will testing take?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

How much does electronic leak detection cost?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, call 07833 053749 or email us.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can you find leaks on a covered flat roof?

Sometimes. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We talk this through first.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect a time that depends on the membrane area and the build-up, and we’ll give you a guide when quoting. In a hamlet or village like Glynde, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photos in a report for your roofer.

Preparing for the visit

Advice

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check new waterproofing before handover
  • Note where leaks show inside and when
  • Ask contractors to protect the membrane
  • Keep foot traffic on flat roofs to a minimum

Keep the report with the roof’s records. It is a dated record of the membrane’s condition.

ELD before paving, ballast or planting goes on is worth considering. It is easier to find holes before more layers are added.

Leave it or get it looked at?

Testing a new membrane before it’s covered is easier than tracing a leak later. Once layers are added, finding a breach is harder. Older and listed buildings around Glynde may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Common roof problems in Glynde

Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.

We are often asked to look at:

  • Gaps at membrane joints
  • Patched roofs that still leak
  • Stains far from any visible defect
  • Breaches around outlets and penetrations

For landlords with property near Glynde station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
