About our pre-purchase roof survey in Glynde

We survey roofs for buyers in Glynde and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or email us. If you are worried about slates or tiles that have slipped or gone and cracked flaunching or crumbling chimney pointing, a survey will tell you what’s going on.

Some older homes in villages like Glynde are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Find out whether the roof has been replaced or patched
  • Give your solicitor a copy of the report
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask whether there are papers for past roof work

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Questions from Glynde

Is Glynde within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Glynde is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

How long does the survey visit take?

It normally takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It works alongside a home survey.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

What we look for on each type of roof

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted.

Lead flashings and valleys

Many leaks start at a flashing, so they get close attention in a pre-purchase survey. We photograph any that need work.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Glynde homes and their roofs

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 0.1 miles north lies Glynde Place, a reminder of how long the area around Glynde has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near Glynde station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Glynde often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Advice

Why act early in Glynde

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. In a small place like Glynde, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Signs you need a pre-purchase roof survey in Glynde

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Problems we come across often include:

  • Gutters that overflow or drip at the joints
  • Slates or tiles that have slipped or gone
  • Quick fixes on flashings and valleys
  • Sagging ridge lines or uneven roof slopes

For an older house near a landmark such as St Mary's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • Whether any drone flown is registered with the CAA
  • When you will get the report
  • Will they check the loft as well as the outside?
