Chimney survey in Ashton Green
Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. Typical surveys look at a chimney out of line and flaunching that has broken away, across flaunching, brick chimney stacks and shared and party-wall stacks.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

How the survey works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours at a typical home, or half a day or so for a commercial building. In a hamlet or village like Ashton Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.

What affects the cost of chimney surveys
All our prices include VAT. What changes the price is:
- How big the roof is
- Whether it is a home or a commercial building
- The use of thermal imaging or a drone
- Chimneys, valleys, parapets and other details
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:
- Anything about access we should know
- The property’s address and postcode
- Dates you’re working to, like exchange
- Where any leaks, stains or damp patches show inside
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

FAQs for Ashton Green
Can a landlord with a rental near Glynde station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details.
Is my home in Ashton Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Why is my chimney breast damp?
There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
Do you need to get into the loft?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Use the report as a baseline for future checks
- Check that disused chimneys can still breathe
- Make sure fixings on the stack are secure
- Glance at the stacks from the street now and then
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
How the survey changes by roof type
Rendered stacks
Cracked render can let water in and trap it behind. Cracks are photographed and noted.
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
What a chimney survey does not cover
Before you book, it’s worth knowing what a survey won’t do:
- What’s inside the brickwork or behind render, without opening up
- Areas we can’t view from safe positions
- Structural calculations for a leaning stack
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and does not.

Chimney surveys around Ashton Green
Glyndebourne, about 1 mile south-west, is one of the historic houses in the wider area around Ashton Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For an older house near a landmark such as The Parish Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Ringmer Primary and Nursery School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Glynde station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Finding the cause means the right work can be planned.
