What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The condition of the deck or insulation hidden under the covering
  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass

Flat roof survey in Cliffe

Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We are often asked to look into a sagging deck under the covering and failed seals around rooflight kerbs, across EPDM rubber, felt flat roofs and mastic asphalt.

In smaller places like Cliffe, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What affects the price in Cliffe

The price reflects the time and kit the roof needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Helping us price your survey

What helps most when you contact us:

  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by
  • Where any leaks, stains or damp patches show inside

Once you know what you need, call 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Being in a smaller place like Cliffe doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Around Cliffe, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Flat roofs in Cliffe

The wider area around Cliffe has a long history of building, with Anne of Cleves House about 0.7 miles south-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

A roof leak in a hotel or guest house around Cliffe means lost rooms as well as repairs. For site and facilities teams at buildings such as Priory School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Your questions about flat roof surveys in Cliffe

Will you come out to Cliffe?

Yes, Cliffe is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you look at the flat roof of a hotel or office near Cliffe?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you need a flat roof survey in Cliffe?

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

A survey can pick up problems like:

  • Leaks around rooflights
  • Ponding water that does not drain away
  • Outlets that hold water back
  • Signs of deflection in the roof deck

If you own a rental within reach of Lewes station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
