About our flat roof survey in Glyndebourne

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you are worried about raised blisters across the surface and signs of deflection in the roof deck, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Glyndebourne may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

Tips from our surveys

Small things make a difference. Our tips:

  • Note any new marks on ceilings beneath the roof
  • Look for standing water a day after rain
  • Treat rooflights and old sheeting as fragile
  • Check the outlets after the leaves fall

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photograph of each defect, so others can follow it without going up to look.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

Roof by roof

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

What affects the cost of flat roof surveys

Prices always include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What we need to know

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by
  • The style of property, from a terrace to a block

When you’re ready to go ahead, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date.

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for most houses, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we are there. Rural addresses near Glyndebourne can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
  • Leave side gates unlocked

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Local flat roofs in Glyndebourne

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If yours is one of the older homes in the streets near St Mary's Church, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Glynde station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Leave it or get it looked at?

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. For older village homes like those around Glyndebourne, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

When to book a survey in Glyndebourne

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

It’s worth booking a survey if you’ve seen:

  • Dips that suggest the deck is deflecting
  • Gaps at upstands and abutments
  • Damaged trims at the roof edge
  • Blisters and bubbles in the covering

Take a building like Ringmer Primary and Nursery School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What to check before booking

  • Which limits apply to the survey
  • How soon the report will arrive
  • Their insurance cover
  • How long they’ve been surveying roofs

Glyndebourne: your questions answered

Is Glyndebourne in the area you cover?

Yes, Glyndebourne is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Glyndebourne listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

What happens next?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
