How the survey changes by roof type

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, which we describe in the report.

Roof surveys for homes and businesses in Cliffe

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there is safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey ridges, hips and valleys, natural slate and clay and concrete tiles, and people most frequently book us about standing water on a flat roof and flashings that have come away from the wall.

Trees around homes in smaller places like Cliffe drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Photograph stains when they appear
  • Check the roof from ground level after storms
  • Hold on to the report for future surveys
  • Make sure we can open the loft hatch

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In a smaller place like Cliffe, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller
  • Check pets are kept safely away

Advice

Roof surveys around Cliffe

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Priory School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces such as Railway Land can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Your questions about roof surveys in Cliffe

Can a landlord with a rental near Lewes station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you come out to Cliffe?

Yes. Cliffe is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Do you carry professional indemnity insurance?

Signs you need a roof survey in Cliffe

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

Problems we come across often include:

  • Gaps in the roof where coverings have gone
  • Loose chimney pots
  • Worn lead at chimneys and abutments
  • Blocked, sagging or leaking gutters

Historic houses such as Anne of Cleves House, about 0.7 miles south-west, show how far back building around Cliffe goes. On a period home nearby, the survey separates sound original work from tired later repairs.

Before you book anyone

  • How soon the report will arrive
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?

What’s in a roof survey

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email.

How we price roof surveys

Not every roof costs the same to survey, and it comes down to:

  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • The number of roofs, including extensions and garages

For a price for your roof in Cliffe, phone 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Booking your survey

Before you get in touch, it helps to have:

  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • The property’s address and postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.
