New roof snagging near South Malling

How new roof snagging works in South Malling

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible as well as the gutters. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. If you are worried about underlay ending short at the eaves and untidy or loose verge details, a survey will tell you what’s going on, whatever the roof.

Around South Malling, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Leave it or get it looked at?

Raising snags before the final payment is normally simpler. After the final payment it can be harder to get them back. A snagging report gives you something specific to raise. Blocked gutters on homes around South Malling overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about one to two hours for most homes, depending on how much new work there is to check. Homes around South Malling often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

South Malling: your questions answered

How do I find out if my home in South Malling is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover South Malling?

We do. Every survey there gets the same written report with photos.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when you book and we will explain what’s needed.

How do I book a survey in South Malling?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just call 07833 053749 or email us for a price.

Checking the roof from the ground

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

What we cannot see

In fairness, a roof survey has limits:

  • Pricing the remedial work
  • Legal advice on your contract
  • Areas out of view from every safe viewpoint

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

  • Loft conversions and dormers
  • New-build homes

Buying a home or a new roof in South Malling

Historic houses such as Anne of Cleves House, about 0.8 miles south-west, show how far back building in the area around South Malling goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For landlords with property near Lewes station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you own one of the older houses in the streets near Church of St Michael, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
