Landlord roof survey in Coleman's Hatch

Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us and residents will need to be told in advance. You or your agent arrange access, and we confirm what we need as you book. Where we can’t get into part of the building, the report says so. If you’ve noticed leaking joints at party walls and gutters overflowing onto walls, a survey will tell you what’s going on.

Some older homes in villages like Coleman's Hatch are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Coleman's Hatch: your questions answered

I let a flat near East Grinstead station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Do you cover smaller places like Coleman's Hatch?

Yes. Coleman's Hatch is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we will plan the survey around it.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How long does the survey take?

Expect it to take about 1–2 hours for a house, and longer for a block or a building with several roofs. The written report follows by email.

What happens on the day

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes an hour or two at a typical home, and about three to four hours for a commercial roof. Older rural homes like those around Coleman's Hatch can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Ask residents to report damp straight away
  • Give residents notice before a survey
  • Act on high-priority defects quickly
  • Keep the loft hatch clear and reachable

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Why get it checked now?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Older cottages and farmhouses around Coleman's Hatch can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Landlord roof surveys around Coleman's Hatch

Historic houses such as Bassetts Manor, about 2.6 miles north-east, show how far back building in the area around Coleman's Hatch goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If your house is among the older ones in the streets near Holy Trinity Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near East Grinstead station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we look for on each type of roof

Gutters and downpipes

Water from failed gutters frequently shows as damp inside. We record what we see.

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

What a landlord roof survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Confirming asbestos in older roof materials
  • Walls, floors and services beyond the roof
  • A full structural assessment of the building

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
