Roof surveys for Nutley homes and businesses

Roof surveys for homes and businesses in Nutley

Our roof surveys cover Nutley and the wider South East. Visits run on weekdays, Saturdays and Sundays. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, call 07833 053749 or send us an email. Common reasons to book are cracked or blistered flat roof coverings and crumbling chimney pointing or cracked flaunching, across the roof space, ridges, hips and valleys and natural slate.

In a village or hamlet like Nutley, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

Do you need a roof survey in Nutley?

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

We’re often asked to look at:

  • Condensation or damp timbers in the loft
  • Gutters that overflow in heavy rain
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split

Anyone responsible for a site like Nutley Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a good roof survey covers

Landlords, agents and block managers in Nutley

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What a roof survey doesn’t cover

It is a careful look at the roof, not the whole story. Its limits include:

  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)
  • Walls, floors and services below the roof

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

Common questions in Nutley

Do you survey roofs for landlords with property near Buxted station?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Does a conservation area affect roof work in Nutley?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for a house, or half a day or so for a commercial building. Somewhere as small as Nutley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets in another room
  • Buyers: confirm access with the estate agent or seller

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Advice

Roof by roof

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

Nutley homes and their roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If yours is one of the older homes in the streets near St James the Less, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Buxted station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
