Storm damage roof report in Plumpton Green: what you get

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. Typical surveys look at damaged pots on the stack and torn or lifted flat roof coverings, on ridges and hips, flat roofs and gutters and fascias.

Roofs in small places like Plumpton Green frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes an hour or two at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Plumpton Green frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Storm damage roof reports around Plumpton Green

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts.

Anyone responsible for a site like Plumpton Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. Take an older house close to All Saints: lead flashings, valleys and old chimneys are typical places for water to get in.

Plumpton Green questions

Will you come out to Plumpton Green?

Yes, Plumpton Green is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you cover Plumpton Green?

Yes, Plumpton Green is within the area we cover. We work right across London and the South East. You can call 07833 053749 or use the contact form with the address and a few details.

Will you check the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you act for me with my insurer?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

What do I do if water is coming in?

Emergency cover over a damaged roof should be arranged with a roofer. If it’s safe, photograph the damage before it is covered. Keep receipts in case your insurer asks for them.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
