Independent pre-purchase roof surveys in Plumpton Green

Pre-purchase roof survey in Plumpton Green

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. We survey lead flashings and valleys, chimney stacks and the roof space, and the problems we are asked to look at most are gaps where slates or tiles have come loose and old water stains in the roof space.

Older buildings in small places like Plumpton Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Signs you need a pre-purchase roof survey in Plumpton Green

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

A survey makes sense if you’ve noticed:

  • Ponding, blisters or splits on a flat roof
  • Gutters that overflow or drip at the joints
  • Bitumen or mortar used in place of proper repairs
  • Flashings that have lifted or split

Landlords with a home close to Plumpton station may find that a written report helps before buying a rental or paying for a new roof on one.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What the survey will not cover
  • Whether the price includes VAT
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

Landlord and commercial surveys in Plumpton Green

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. It normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Rural addresses near Plumpton Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

Advice

Before and after the survey

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • Share the report with your solicitor
  • Ask for loft access on the day
  • Do not leave it until just before exchange
  • Watch for stains or fresh paint on ceilings below the roof

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A valuation or a promise of a lower price
  • Walls, floors, services and rooms below the roof
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.

Roofs we survey in Plumpton Green

  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys

Checking the roof from the ground

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Plumpton Green questions

How do I find out if my home in Plumpton Green is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Plumpton Green in the area you cover?

Yes, Plumpton Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, phone 07833 053749 or drop us an email.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How long will you be at the property?

On site, it normally takes between one and two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Plumpton Green homes and their roofs

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If yours is one of the older homes in the streets near All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
