Pre-purchase roof surveys for homes and businesses in East Chiltington

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you are buying. If you’ve noticed slates or tiles that have slipped or gone and gutters choked with leaves and moss, we can find out what’s behind it, on natural slate, gutters and downpipes and clay and concrete tiles alike.

In a village or hamlet like East Chiltington, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We keep jargon out of it: where something needs attention, it says so plainly.

Honest limits

It helps to know what a survey will not do before booking:

  • Defects hidden under coverings or inside walls without opening up
  • Whether the price should change, which is between you and the seller
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

How we price pre-purchase roof surveys

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Booking your survey

When you call or email, these details help:

  • Any marks or damp showing indoors
  • Any deadline, like an exchange date
  • What kind of property and roof it is
  • The property’s address and postcode

We confirm the price for the job before booking, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

How the survey changes by roof type

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Landlords, agents and block managers in East Chiltington

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for most houses, and more on a big or complicated roof. Somewhere as small as East Chiltington, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking near the property
  • If it isn’t your property yet, arrange access through the agent

Advice

FAQs for East Chiltington

Is East Chiltington in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in East Chiltington?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How do I arrange a pre-purchase roof survey in East Chiltington?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will point you to the right survey. We survey on any day of the week.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Do you need to go inside the property?

Ideally, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.
